The Walraven Signature Homes' building approach consists of 5 phases.

1-2 Weeks

The Visualize phase starts with an in-depth meeting where we discuss and develop an understanding of what you need and want. You will talk to us about basic needs such as numbers of bathrooms and bedrooms, types of living spaces, kitchen requirements, single or multiple stories, front elevation preferences and other direction indicating matters. Preliminary design concepts are then drawn based on your input and budget considerations. We meet to review the preliminary design and gather more input that allows us to develop a more detailed set of plans.

2-4 Weeks

The Design phase means just that. This phase hones in on what exactly you want and what your budget target will allow.

Our architectural services provide you with an almost limitless set of options. You want an open floor plan? We can design one that meets your vision. Wishing for a spectacular master bedroom suite? We are specialists in this area. Is an upscale kitchen in your plans? We will show you options that make your mouth water. After identifying your main ideas and wishes, we are ready to put pen to paper. At this stage, you will receive your first invoice for architectural services. Upon payment, we proceed with the development of your detailed plan.

2-4 Weeks

The Dream to Reality phase takes us away from concept and on to our final agreement on plans, budgets and building.

At this stage of the building process, a final set of drawings is approved and the overall budget agreed upon. A contract between you and Walraven Signature Homes will be reviewed and signed. Based on the budget you provided, Walraven Signature Homes will inform you of your allowances for the various features in your custom home. Financing must be approved at this stage and any down payments will be in place. Together we'll walk your property with a better idea of what is going to be built. We will decide how the house will sit on the lot. You will work with our premier suppliers. Generally, you will know some things you want right away. In other cases, you'll have an idea of what you want but will wait to make some decisions until actual construction. This is normal. Our preferred suppliers will help you pick brick and stonework choices, help choose your trim package, select flooring options, decide built-in cabinet grade and colors, kitchen and bathroom fixtures, determine lighting options, help select kitchen appliances and more. We will hold a final build review meeting before construction starts to make sure what you dream becomes a reality.

24-26 WEEKS

The Build Your Dream phase is the actual construction of your home.

This is when we break ground and start from the foundation up to make your dream come true. Routinely you will be informed on where we are in the construction process. It is not uncommon for you, the homeowner, to think of additional features you want. And, whenever possible, we will accommodate change requests in line with the budgets you define and the effect they might have on construction timelines. If something you want is over budget, we will identify the extra charge and you will approve it before we proceed. The importance of good two-way communication is paramount because missteps at this stage are expensive and eat up time.

The Welcome Home phase is when your home is ready to move into and we officially welcome you into your new home. This is an exciting time for everyone. Closing documents are signed, an occupancy permit is in hand and you now hold the keys to the home you will enjoy for years to come. You will find our after-sales service prompt and professional and any warranty work completed to your complete satisfaction. Your new home is a source of pride to you and to us.
